WHAT TO EXPECT

STEP ONE
Enquiry and Initial Consultation
Following your initial enquiry, we will start gathering more information about your project and explain how Saltash works. This gives us an overview ofyour requirements and allows you to decide if our service sounds right for you. If it’s a yes from both, we move to step two.

STEP TWO
Preliminary
After the initial face-to-face consultation where we discuss your renovation or new home in more specific details (budget, wishlist, site access etc). We will explain our preliminary process, if you are happy to proceed we will send through a preliminary contract to work with us for the pre-construction phase of your project.

STEP THREE
PrepAration for design
Now that we know your project requirements and budget we can start the design process with an architect. If you already have plans we will skip to part five.

STEP FOUR
Design phase
We will work alongside the architect to assist with anything construction related to give cost indications throughout the design phase and investigate cost-saving options. We will also assess the need for any other third party consultants that might be required such as a site survey, soil reports etc.

STEP FIVE
Scope of works
Once we have the preliminary plans we will start on a scope of works. This is so you know exactly what’s included in your project before we start the cost analysis.

STEP SIX
Cost analysis
Choices will need to be made for finishes, fittings, internal joiner, tiles etc or set realistic allowances for those items. With this information outlined the cost analysis process will commence. This may also include trade site visits.

STEP SEVEN
Cost analysis
The preliminary cost analysis will be completed so you’ll know that it’s financially viable before things get real … Depending on the outcome we may look at ways to save on costs which can include amending the plans, scope or finishes.

STEP EIGHT
Working Drawings
Now we will require a final set of architectural working drawings at BA level and engineers design to finalise costings. Lodge development application if applicable.

STEP NINE
Final Building Proposal and Contract
The final proposal will be put together and presented to you. This will include the scope of works and detailed costings of your project. Once you fully understand what is and isn’t included in your project will we sign a contract. A start date and timeframe will be agreed on. The Master Builders contract will be explained before you are asked to sign.

STEP TEN
Project Setup
You will be given a login to your project where you can access all information relating to your project 24/7 including a live version of your project schedule, updates, important dates, photo/video updates, selections and documents.

STEP ELEVEN
Construction
When your project commences we will meet on-site so you can meet our team. You will be invited on-site regularly throughout the build as well as having regular communication from us.

STEP TWELVE
Handover
Before handover, we will do a walkthrough and list anything that needs to be rectified before the final handover. We will also go through any special instructions, care and maintenance. Before handover day we like to have our traditional BBQ lunch with you and the team to celebrate. You will have ongoing access to the Saltash team for any maintenance requirements that may arise after handover.

DESIGN PHASE
PRELIMINARIES & COST ANALYSIS
This will depend on the architect, size and complexity of the project but generally for a large scale renovation or new home you would allow anywhere from 6 to 16 weeks for plans. Preliminaries and cost analysis will depend on whether changes need to be made after the initial costing but will generally take 3 – 6 weeks.

ENGINEERING
BA/DA & FINAL PROPOSAL
The working drawings will be confirmed followed by thestructural engineers specification. Building or Development application will be lodged and the final proposal will be presented. 4 – 7 weeks.

CONSTRUCTION
This will depend on the size and the complexity of your project but generally for a large scale renovation or new home we would be allowing
6 – 9 months / 24 – 36 weeks.
